We can also customize a package to suit your specific requirements.

Property management offers convenience, expertise, and peace of mind to property owners, allowing them to maximize their returns and minimize the challenges associated with managing rental properties.

Tenant screening involves evaluating and assessing prospective tenants before approving them for a rental property. The purpose is to determine the suitability and reliability of applicants, reducing potential risks and ensuring a positive renting experience. We verify a tenant’s work-related details and collect valid proof of identification, including passport, visa, and Emirates ID copies. If necessary, we may request supporting documents such as a salary certificate.

Property inspections are crucial for maintaining the value of your investment. Before a tenant moves in, we conduct a thorough inspection to identify any maintenance issues that need to be resolved. This ensures a smooth and efficient check-in process.

When a tenant vacates a property, we conduct end-of-lease evaluations. If any repairs are necessary, we provide a report to both parties to determine who will bear the costs. Once this is settled, we initiate repair and maintenance work followed by property remarketing.

In most cases, we hold security deposits at AYA Properties. After a tenant vacates a property, any repair costs attributed to the tenant are deducted from the security deposit, and the remaining balance is refunded accordingly.

While we cannot guarantee the avoidance of bad tenants, we undertake thorough background checks and periodic inspections to significantly reduce the risk. Our diligent approach includes proper documentation and screening to identify or prevent any potential issues with tenants.

We manage all rental payment collections, providing a detailed log of payment events to keep you informed. We offer various payment options such as bank transfers, payment links, cheques, or cash. Additionally, we handle property expenses like utility bills, maintenance charges, and service fees at AYA Properties.

Damages to the property are deducted from the security deposit. If the security deposit doesn’t cover the damage, the tenant is responsible for paying the remaining amount. In case of disputes, the matter can be referred to the rental dispute center.

AYA Property Management handles all types of properties in the UAE, including residential properties like apartments, townhouses, and villas in both leasehold and freehold areas. We also manage commercial properties such as offices, retail units, and warehouses.

We conduct periodic inspections, usually during contract renewals, to ensure that any damage is reported and the property is not being misused, such as through sharing or sub-leasing.

We understand the importance of balancing cost and quality. While we aim to provide competitive prices, we prioritize ensuring that the job is done right. We have a systematic process for selecting service providers, including negotiated service level agreements that cover prices and parts. This ensures that our landlords receive competitive pricing without compromising on service quality.

Our AYA Customer Care team manages all maintenance requests, ensuring they are recorded, actioned, and followed up on. We are also in the process of releasing an app for tenants, allowing them to instantly log any maintenance requests.

AYA Property Management offers customized services that are specifically tailored to meet the unique needs of each client. The management options provided are designed to accommodate the specific requirements of property owners. We have a dedicated team of specialists who are committed to providing the best possible management plans for our clients.

The goal of property managers is to minimize your involvement and make your life as hassle-free as possible. However, the level of your involvement may vary depending on the package you choose. With the Silver package, you will have a slightly higher level of involvement as you will be responsible for coordinating maintenance tasks. On the other hand, the Gold and Platinum packages require minimal involvement from you, as AYA Property will handle all coordination with third-party contractors.

If, by chance, you are dissatisfied with our services and wish to terminate the agreement, you are required to notify your Property Manager at least 60 days in advance. Please note that the management fee is non-refundable.
